A commitment to uphold the Covenants, Conditions and Restrictions (CC&Rs) and governing documents of Discovery at Tatum Place Homeowner’s Association. The ability to listen and make informed decisions. A commitment to attend all regularly scheduled Board meetings, as well as the additional time that may be required in order to participate at Committee level and carry out Board duties. All candidates must be confirmed owners of a unit in the Association or otherwise qualify as a candidate, based on the Association's Document provisions. The candidate does not need to be a full-time resident of the community, but it is highly recommended. A candidate is required to be in good standing in the Association, with all assessments current. (See related sections in your Association's Articles of Incorporation, Bylaws & CC&Rs.) Since we live in a world of technology these days, access to email and software programs such as Word, Excel and PDF for reviewing documents prior to attending a meeting is strongly encouraged and recommended. New Pest Control Company Announcement

The Board of Directors of Discovery at Tatum Place have completed reviewing the (4) pest control proposals that were submitted.  After much deliberation they voted to select Burns Pest Elimination to service the community going forward. The Termite Contract became effective October 1, 2019 and will renew annually at about the same time. An important note here is that any homeowner seeing signs of termite activity needs to report this to our office at hello@heywoodmanagement.com (see attached - "Signs of Termite Activity" flier)  This way if there happens to be an infestation complete buildings can be treated. The Pest Control Contract will begin on Friday, November 1, 2019. with the first scheduled service for some time that day.  The regular monthly service will be done on the 1st Monday of every month after this date.  As part of a homeowner appreciation program, we were able to negotiate a Homeowner Discount of $25 for interior service. In order to receive same day service, homeowners will need to call Burns Pest Elimination office at least a day in advance at 602*971*4782 and mention that you are a homeowner at Discovery at Tatum Place to receive the $25 interior pest service. Special Assessment Notification

Discovery at Tatum Place Owners In an ongoing effort to keep the community and its owner's informed about what's happening at Discovery at Tatum Place we're posting this update.  As you may have heard the Board is proposing a Special Assessment to pay for the 36 year old roofs that have reached the end of their life cycle. In the next week or so, you should receive the attached letter as well as your ballot to submit your vote.  Included in this communication is a Special Assessment Summary.  I'm not telling you whether to vote "YES" or "NO" but it is imperative that you send in your vote because per your CC&R's, we must have 60% of the community respond in order to reach a quorum.  Here's the math... 174 Units x 60% = 105 for quorum of that 2/3 need to vote "YES" in order for the Special Assessment to pass 105 x 66% = 70 to pass or fail If quorum is not met at the first meeting then a 2nd meeting must be held with 1/2 of the 1st quorum necessary to meet the 2nd meetings quorum.  Here's the math... 105 x 50% = 53 for quorum of that 2/3 need to vote "YES" in order for the Special Assessment to pass 53 x 66% = 35 to pass or fail Again it's imperative you submit a vote either way in order to count.  Not sending in your response will not help or hurt the over-all results, it just doesn't count towards meeting a quorum. To keep you informed, we're hoping you'll continue to use your community website as your single point for all information. Discovery at Tatum Place - Roofing Project Update - Phase II & III

Beginning today, Friday, August 2nd, Paramount Roofing began work on the roof of the Building # 27 containing Units # 1061, 1062, 1063, 1064, 1065 and 1066.  They've also began work on Building # 10 containing Units # 1207, 1208, 1209, 1210, 1211 and 1212 for the next 10 to 12 days (weather permitting).  Work will be starting daily at approximately 7:00 AM. Heavy equipment will be operating while this project is going on and it will be noisy at times. Paramount Roofing will work hard to make sure they work as quickly as possible when moving equipment and tiles. They have assured us they will take every precaution necessary to protect your property and your family as the project moves forward. The roofers will also need some open spaces for dumpsters, cranes and materials. For your safety and to prevent damage please move your vehicle(s) from these designated areas. There will be workers in/around the patio areas cleaning them and keeping them free of debris. The roofers will do their best at maintaining a clean work environment. A flier (see attachment) describing the impacted units will be will be posted on your doors and will change as the project moves from one building to the next.  Thank you for your patience while the work is being done. Dumpster Awareness

All, It's becoming more of an issue lately now that the weather is nicer and people are beginning Spring cleaning and home remodels.  We want to make everyone one aware of the Rules and Regulations regarding dumpsters. Dumpsters: Residents are responsible for placing their garbage in (not around or near) the dumpsters serving their respective homes.  Doors on dumpsters are to be  closed securely after each use. Failure to have the doors closed securely results in additional costs to the association.  DO NOT ALLOW your contractors or remodel repair people to dump their bulk items or construction materials in your community dumpsters.  It causes the dumpsters to fill up very quickly and could also lead to additional costs. If you see anyone outside of your community using the dumpsters, you have a right to say something. Take a photo of the vehicle, license plate if possible and report to the local police.  Please be safe doing this, you don't want to get injuried or hurt attempting to stop someone.
