Discovery at Tatum Place Owners
In an ongoing effort to keep the community and its owner's informed about what's happening at Discovery at Tatum Place we're posting this update. As you may have heard the Board is proposing a Special Assessment to pay for the 36 year old roofs that have reached the end of their life cycle.
In the next week or so, you should receive the attached letter as well as your ballot to submit your vote. Included in this communication is a Special Assessment Summary.
I'm not telling you whether to vote "YES" or "NO" but it is imperative that you send in your vote because per your CC&R's, we must have 60% of the community respond in order to reach a quorum. Here's the math...
174 Units x 60% = 105 for quorum
of that 2/3 need to vote "YES" in order for the Special Assessment to pass
105 x 66% = 70 to pass or fail
If quorum is not met at the first meeting then a 2nd meeting must be held with 1/2 of the 1st quorum necessary to meet the 2nd meetings quorum. Here's the math...
105 x 50% = 53 for quorum
of that 2/3 need to vote "YES" in order for the Special Assessment to pass
53 x 66% = 35 to pass or fail
Again it's imperative you submit a vote either way in order to count. Not sending in your response will not help or hurt the over-all results, it just doesn't count towards meeting a quorum.
